A separate living space on your property — private entrance, full bath, kitchen or kitchenette. We pour the slab, build the frame, roof it, side it, and hand you a weather-tight shell ready for interior finish.

Short-Term Rental Unit

Airbnb and VRBO income without a second mortgage. We build the structure; you furnish it and collect. Most plateau and valley properties allow STRs — ask us about setback and permitting on your lot.

How We Build Your ADU

Every ADU starts with the ground. We get that part exactly right so everything above it lasts for decades.

01. Site Evaluation

We walk the lot, assess drainage, soil, and grade. We identify where the ADU sits relative to utilities, setbacks, and your main structure.

02. Permits and Engineering

We pull the permits, coordinate with the engineer of record, and handle plan submission. You don’t need to navigate the county yourself.

03. Excavation and Grading

Proper cut and fill, drainage slopes, and a level pad. This step determines whether your ADU stays dry for 30 years or gives you problems in year two.

04. Foundation and Slab

Formed, reinforced, and poured to spec. We work with slab-on-grade, stem wall, and crawl space foundations depending on your site and preference.

05. Structural Framing

Lumber or engineered lumber framing, properly sized headers, hurricane ties where required. The bones that everything else hangs on.

06. Roof, Siding and Exterior

We deliver a weather-tight shell. Interior finishes (plumbing, electrical, HVAC, drywall) are a separate scope — we can coordinate trusted subs or you bring your own.

Do I need a permit for an ADU in Tennessee?

Yes. Most counties require a building permit for any new structure with a foundation. We pull all permits as part of our contract — you don’t have to deal with the county office yourself.

How long does it take to build an ADU?

From permit approval to weather-tight shell: typically 8-14 weeks depending on size. Permit timelines vary by county and can add 4-8 weeks before we break ground.

What’s not included in the shell price?

Interior plumbing rough-in, electrical rough-in, HVAC, insulation, drywall, flooring, and cabinetry. The estimator above covers everything from dirt to paint-ready exterior shell.

Can I build an ADU on any lot?

Most single-family lots can accommodate an ADU, but setback rules, minimum lot size, and utility availability all factor in. We assess this on the free site visit.

Do you build ADUs on the Cumberland Plateau?

Yes — Monteagle, Sewanee, Tracy City, Grundy County, and surrounding communities. Rocky and sloped terrain is normal for us; we grade and engineer for it.

Will an ADU increase my property value?

Almost universally yes. A properly permitted ADU typically adds 20-30% to appraised value in our markets, and rental income can offset your mortgage within a few years.
